Excavation & Demolition in Frankton, Indiana
Frankton sits in northern Madison County about 20 road miles east of our Arcadia shop, a town of just over a square mile with Pipe Creek crossing its north side on the way to the White River. The 2020 census counted 1,775 people, close to where the town has sat for decades, so the steady work here is keeping existing places sound: replacement septic systems, teardowns, drainage fixes, and driveway rebuilds. The town runs its own permits, the county backs it up, and we know both offices.
About 20 road miles east of the shop. SR 128 runs straight through town.

The history under Frankton and why it matters when we dig.
On the map since 1853
Frankton was laid out in 1853 and incorporated in 1871, and the whole town still fits inside 1.06 square miles of land. A footprint that small means the town edge is never more than a few blocks away, and plenty of addresses with a Frankton feel actually sit on county ground, where the permit trail runs through Madison County instead of town hall. We check the parcel before we quote the paperwork.
Pipe Creek works the north side
Pipe Creek crosses the north side of town on its way to the White River, and it is the reason drainage questions come up on Frankton jobs. Ground that drains to one creek rewards careful grading: get the fall right and the water leaves, get it wrong and it sits in the yard. We plan grades around where the creek already is, and parcel-level flood status gets checked against the official maps, not guessed at.
Steady, not booming
The census counted 1,862 people in 2010, 1,775 in 2020, and the 2024 estimate ticked back up to 1,817. At the 2020 count about one in ten housing units sat vacant and rental vacancy ran over 10 percent, Numbers like that are where our septic replacement and regrade calls come from, and it is steady work we are glad to have.
Frankton Permits
Who issues what inside Frankton limits, and when the county takes over.
Frankton issues its own building permits through the town Building Inspector, with the permit list and fee schedule published at franktonzoning.com, and demolition is on the town's list. There is no dedicated right-of-way page, so a driveway or other work touching a town street starts with a phone call to the Building Inspector or town hall, and we make that call before equipment rolls. The town has no published stormwater program, so larger ground disturbance follows Madison County guidance, and the state construction stormwater rules apply once you disturb an acre. Septic permits go through the Madison County Health Department. A drive approach onto SR 128 is INDOT's call, and county roads at the town edge belong to the Madison County Highway Department.

Frankton FAQs
Do I need a town permit for my project in Frankton?+
If it involves a structure, almost certainly. Frankton issues its own building permits through the town Building Inspector, and demolition is on the town permit list too. For dirt-only work the answer depends on scope and location, so we confirm with the inspector by phone before anything is filed. Septic is separate either way and runs through the Madison County Health Department. Sorting out which permits apply is part of the job, not an extra.
Who do I call about a new driveway onto a town street?+
The town does not publish a right-of-way form, so town-street approaches start with the Building Inspector or town hall, and we make that call for you. If your frontage is on SR 128, the approach is INDOT jurisdiction, and if you are on a county road at the edge of town, it is the Madison County Highway Department. Different roads have different owners, and the permit has to match.
My yard holds water every spring. Can that actually be fixed?+
Usually, yes. Frankton ground drains toward Pipe Creek, and in our experience standing water usually traces back to grade or a missing tile run. We shoot the grades, find where the water wants to go, and build it a path with regrading, surface swales, or buried tile as the ground requires. If your parcel sits near mapped floodplain we check the official maps first so the fix is designed around reality.
Is Frankton growing?+
It is holding steady. The town went from 1,862 people in 2010 to 1,775 in 2020, with the 2024 estimate back up around 1,817. For property owners that is good news in a practical way: no subdivision boom bidding up contractors, and a housing stock old enough that septic replacements, teardowns, and drainage corrections are routine work we can schedule promptly.
