Excavation & Demolition in Tipton, Indiana
Tipton is about ten miles straight up SR 19 from our Arcadia shop. It is the county seat, the only city in Tipton County, and a town that was built by drainage. Early Tipton was swamp and slough. The town dug a canal down Jefferson Street in 1872 just to make the ground livable, and the flat clay till underneath hasn't changed since. Wet yards, aging septic systems, century-old utilities under downtown, and outbuildings past their useful life make up the Tipton job sheet, and it is a short drive from our gate.
About 10 miles north of the shop, straight up SR 19. Barely farther than Sheridan.

The history under Tipton and why it matters when we dig.
Kingston didn't take
Samuel King platted the town as 'Kingston' in 1839 and the lot sales flopped. When Tipton County was created in 1844, King donated 100 acres to land the county seat, the town was briefly renamed Canton, and in 1845 it became Tipton, honoring John Tipton, Battle of Tippecanoe veteran and U.S. Senator, because Indiana already had a Canton. Third name stuck.
A town that had to be drained first
In 1849 a swamp covered the southeastern part of the town square and a slough sat on the north side. People waded through in wet seasons. In 1872 the town built the Jefferson Street canal to drain its surface water. The whole county tells the same story: level till plain that was largely swamp until drainage channels made it farmable. That history is still the first conversation on most Tipton digs, because the water has to have somewhere to go.
First brick-paved streets in Indiana
Tipton paved Jefferson Street in brick in 1890, the first city in the state to do it. By 1914 it had more paved streets than any Indiana city, plus twelve miles of sewer and a rail shop employing hundreds. That matters now because downtown trenching runs into genuinely old pipe, old paving layers, and rail-era fill. We locate and pothole before we commit a machine.
Tipton Permits
Who issues what inside Tipton limits, and when the county takes over.
Tipton is the county seat, but city permits don't come from the county. The City of Tipton runs its own Plan Commission and BZA, and building and demolition work inside city limits starts with the city's Improvement Location Permit at the Plan Commission office on South Main Street. Curb cuts and right-of-way work on city streets go through the Street Department (765-675-3331). There is no online form, so it is a phone call, which we make. Drives onto county roads use the county Highway Department's right-of-way permit instead, and approaches onto SR 19 or SR 28 are INDOT's call. We confirm current INDOT requirements before quoting. The city publishes no stormwater permit program of its own. Grading answers to the site plan on your ILP, IDEM's construction stormwater rules kick in at an acre of disturbance, and regulated drains belong to the County Surveyor and Drainage Board. Septic permits are the Tipton County Health Department everywhere. One caution: the city has a draft unified development ordinance posted, so requirements are in motion. We confirm the current rules with the Plan office before filing anything.
City Plan Commission issues its own Improvement Location Permits. City Street Dept covers curb cuts on city streets only. County-road drives go through the county Highway Dept. No city stormwater permit program published; state IDEM rules apply for 1+ acre disturbance.

Tipton FAQs
Who issues my building or demolition permit in Tipton, the city or the county?+
Inside city limits, the city. Tipton runs its own Plan Commission and issues its own Improvement Location Permits, separate from the county Planning Department that covers the rest of Tipton County. Outside city limits, it flips to county Planning. The city also has a draft UDO posted, meaning rules are being updated. We confirm current requirements with the Plan office before we file, so you're never working off a stale form.
My yard holds water every spring. Is that just how Tipton is?+
Historically, yes. This ground was swamp until people dug it dry, and the town had to dig a drainage canal in 1872 just to manage its surface water. But historically wet isn't a life sentence. Most Tipton drainage problems come down to grade, a missing or crushed tile, or downspouts dumping at the foundation. We figure out which one you have, fix it with grading, buried lines, or new tile, and route the water somewhere legal. Regulated drains involve the County Surveyor, and we handle that conversation.
Is digging downtown complicated by the old brick streets and hundred-year-old utilities?+
It isn't complicated. It just punishes carelessness. By 1914 Tipton had twelve miles of sewer and the most paved streets in Indiana, so downtown trenches meet old clay pipe, brick paving layers, and rail-era fill that no modern drawing shows. We run utility locates, pothole by hand where the record is thin, and keep excavations tight.
Do I need an INDOT permit for a new driveway?+
Possibly. SR 19 and SR 28 both run through Tipton, and a drive that empties onto a state road is INDOT's jurisdiction rather than the city's, so we confirm current INDOT approach requirements for your frontage before anything is filed. City-street curb cuts go through the Tipton Street Department by phone, and county-road drives outside town use the county Highway Department's right-of-way permit. We figure out which office owns your road before we quote.
How fast can you get equipment to Tipton?+
The shop is about ten miles south on SR 19. Tipton is one of our shortest out-of-county runs, closer than half of Hamilton County, so scheduling comes down to permits and weather. Call 317-416-2606 and we'll walk the site within days.
